1. About Sandbar and these terms

Sandbar Group ("Sandbar," "we," "us," or "our") provides residential real estate information and services for buyers, sellers, luxury and new-construction buyers, builders, developers, investors, landowners, and referral partners. Brokerage services are provided through our brokerage, eXp Realty, subject to applicable law, brokerage disclosures, and the relevant service agreements.

These terms apply to our website, landing pages, educational resources, forms, and website-based tools operated on our behalf. Please review them before using those features. Where a feature requires an agreement, we ask you to affirmatively accept the applicable terms. Merely viewing these terms does not authorize marketing communications.

Separate signed agreements govern brokerage representation, advisory engagements, property transactions, and paid services. These website terms do not replace those agreements or any duties imposed by applicable law.

2. Property and market information

Website content may include listings, property descriptions, prices, availability, specifications, photographs, renderings, floor plans, builder incentives, estimates, market commentary, and project information. Some information comes from listing services, builders, property owners, public records, or other third parties and may change or be incomplete.

Before making a purchase, sale, construction, development, or investment decision, verify the facts material to that decision with the appropriate source. Listing status, square footage, boundaries, permitted uses, school assignments, flood conditions, taxes, fees, construction details, completion dates, and incentives may require independent confirmation.

Renderings, sample designs, projected schedules, and proposed specifications illustrate a plan and are not a promise of final delivery. The applicable executed contract and approved plans control a purchase or construction project.

We aim to provide useful, accurate information, but general website content is not a guarantee of a price, financing approval, investment return, future value, sale date, project feasibility, or result. Automated estimates and market opinions are not formal appraisals.

3. Professional services and relationships

4. AI assistants and website tools

We may offer automated chat, AI assistants, scheduling tools, search tools, and other digital features to answer routine questions, collect inquiry details, organize information, and support follow-up. When you are interacting with a customer-facing autonomous AI assistant, we identify that role. Our staff may also use AI to help prepare or organize communications.

A website assistant does not independently execute a contract, modify an existing agreement, accept an offer, waive a deadline, or commit Sandbar or another party to a transaction unless a separate, expressly authorized process provides for that action. Do not submit Social Security numbers, banking credentials, identification documents, or other highly sensitive information through general website forms or AI chats. If needed for a service, we will direct you to an appropriate process. Information processing is described in our Privacy Policy.

5. Communications and consent

We may respond to your inquiry and provide requested services through available lawful communication channels, including email, telephone, text, social media, messaging apps, and website tools, subject to your choices and any legally required consent.

Website use and acceptance of these terms do not, by themselves, constitute consent to marketing texts, automated marketing calls, prerecorded messages, or AI-generated voice calls. We obtain the required consent through an appropriate separate process. Participation in marketing calls or texts is not a condition of purchasing property, goods, or services.

Our Messaging Terms apply to the text program. You may withdraw required consent or request changes to your preferences through the methods described in those terms and our Privacy Policy. A separate business or affiliate does not obtain marketing-text consent merely because you communicate with Sandbar.

6. Your submissions

Provide accurate contact information and submit only information and materials you have the right to share. Do not impersonate another person or provide someone else's contact details as though they have agreed to receive messages.

When you submit information, documents, or other materials, you give us permission to use and process them as reasonably needed to respond, provide requested services, administer our business relationship, and meet legal obligations, as described in our Privacy Policy. You retain any ownership rights you have in your materials. Submission does not give us permission to publish confidential documents, your likeness, or a testimonial without appropriate authorization.

7. Our content and permitted use

Ordinary public search indexing and accurate, attributed excerpts are permitted to the extent consistent with applicable law and third-party rights.

Listing and MLS data are subject to the source's applicable rules and notices. Unless the source authorizes broader use, consumer listing-search data is for personal, noncommercial use to identify properties you may be interested in purchasing. These terms do not grant rights to bulk-extract or republish third-party listing databases.

8. Acceptable use

Do not use the website to engage in fraud, harassment, unlawful discrimination, unsolicited mass messaging, impersonation, or other unlawful conduct. Do not interfere with website operation, introduce malicious code, bypass access controls, probe protected systems without authorization, or harvest personal information.

Automated access must respect access controls, reasonable technical limits, and applicable content and data rights. Normal search indexing is subject to the permitted uses above. We may restrict website access reasonably necessary to address misuse, security risks, or legal requirements. Such restrictions do not cancel rights or obligations under a separate client or transaction agreement.

11. Governing law and changes

Florida law governs these website terms, without overriding mandatory protections or rights that apply to you under another applicable law. These terms do not require arbitration or waive rights that cannot lawfully be waived.
